NASHVILLE, Tennessee—Oliver Hospitality announced the addition of two new properties to its collection: The Nashville Reserve and The Sarasota Modern. Additional upcoming projects include the redevelopment of Hotel Aiken in Aiken, S.C., and a property in Detroit, Mich.

Nashville and Sarasota Development
Oliver Hospitality is updating The Nashville Reserve from apartment buildings into a 61-unit hotel for both short and long-term stays, ranging from studio-style to two-bedroom layouts in downtown Nashville. All rooms include full kitchens and in-unit washers and dryers. Currently available for bookings, guests can also enjoy access to a full gym, outdoor fireplace space, self-park, and soaking tubs.
The space still showcases the vault from its past as a Federal Reserve building; the vault now serves as the namesake for the Vault Room meeting space, which accommodates gatherings of up to 25 people. A larger meeting space, the Treasury Room, accommodates up to 80 people. The property marks Oliver Hospitality’s third hotel in Tennessee.
The Sarasota Modern joined Oliver Hospitality’s collection of hotels and restaurants in November 2025, marking the brand’s entry into the Florida market. The 89-room, midcentury modern hotel is situated in the Rosemary Arts District and includes a cold plunge, hot tub, cabanas, and loungers. The hotel’s signature restaurant, Wink Wink, will debut an extensive renovation this summer.
Future Growth
Oliver Hospitality plans to transform downtown Aiken, S.C. Beyond renewing the former Hotel Aiken, the focal point of the development will be the 80-room hotel, with a rooftop bar, restaurant, and meeting spaces, along with the addition of four stories. Oliver Hospitality will also oversee the development of a parking lot with a capacity for more than 200 cars, street-level retail space, and multi-family residences.
In Detroit, Managing Partner Ethan Orley’s hometown, Oliver Hospitality is preparing for its northernmost expansion to date. The downtown building will undergo a full renovation and reopen as a boutique hotel with more than 100 guest rooms, a signature restaurant, cocktail bar, and rooftop experience.
