The Sands Torquay, an icon along Victoria’s famous Surf Coast, has attracted widespread global hotel management interest ahead of being listed for sale.
As a prelude to the sale campaign launch, CBRE Hotels’ operator selection program involved a public three-week Expression of Interest (EOI) process for global hotel managers with intent to operate the recently renovated 112-room resort.
The interest from operators reflects growing global confidence in the Surf Coast’s tourism potential and the resort’s strategic positioning.
Following the successful development of the nearby $110 million RACV Torquay Resort, Torquay has re-emerged as a growth market in Australia’s regional leisure market, with seamless access from Melbourne just 90-minutes away or 40-minutes to Avalon Airport.

Cameron Burke, Director of Development Australasia & Pacific, IHG Hotels and Resorts, who participated in the operator selection program, said, “The Surf Coast has established itself as a dynamic regional tourism destination, with strong domestic appeal and growing international recognition. We believe there is a clear opportunity for a globally branded hotel to support its continued growth and strengthen its position within Victoria’s tourism market.”
Renowned for its vibrant local community, and proximity to Melbourne, the Surf Coast continues to attract both domestic and international visitors year-round. The region is also experiencing strong growth in infrastructure and lifestyle investment, further enhancing its appeal for operators and investors alike.
CBRE Hotels’ Tom Gibson and Nick Hill are managing the sale via an Expression of Interest campaign. The asset is being offered with vacant possession.
Mr Gibson said, “This exceptional coastal resort and golf course is ideally located just over an hour’s drive from Melbourne, in one of Victoria’s most sought-after lifestyle destinations. The scale and quality of the asset, combined with its operational upside, make it a compelling investment opportunity and we expect significant interest from the market.”
Set on an expansive 76.5-hectare site in the heart of Torquay—the gateway to Victoria’s iconic Great Ocean Road, the recently enhanced resort features 112 well-appointed rooms, at an average of 39sqm, a restaurant, conference facilities and a health club with a 25-metre indoor pool, gym, and two tennis
courts. The property also has an award-winning, 18-hole Stuart Appleby-designed golf course and a 20-bay driving range.
Mr Hill added, “Given the vacant possession nature of the offering, the recent property enhancements, and its institutional scale, CBRE has received strong management interest from a range of international hotel and golf course operators, which are available upon request.”
The Expressions of Interest campaign closes on October 28, 2025.
