Plans resubmitted for Finchley boutique hotel

UK: Developer New College Ltd has submitted plans to Camden Council to transform office and retail units along Finchley Road into a 59-room boutique hotel.

The redevelopment of 9-12 New College Parade of Finchley Road Town Centre calls for the construction of a seven-storey, mixed-use building with 59 hotel rooms, three residential units on the first floor, and a restaurant on the ground and basement levels. 

The existing two-storey Edwardian baroque facade of the site would be retained. The exterior of Charlotte Street Hotel in London was used as a building of reference by Studio Kyson in the design and access statement.

In February 2023, the applicant New College submitted a planning application to Camden Council for the “retention of existing two storey facade and upwards extension to provide a seven-storey (plus basement) building with retail, bin/bike stores and lobby at basement/ground floor levels, hotel at first to fourth floor levels and six residential units at fifth and sixth floor levels”. 

This application was later withdrawn following conversations with planning officers and the local community, which helped to inform the current proposal. 

Plans also include the addition of shared communal space such as cycle storage (providing 12 spaces across separate uses, with two for the retail units, six for residential and four for hotel), plant space and shared hotel/residential reception and lobby. In total, the proposed new building comprises a gross internal area of 2,137 square metres.

The consultation period for the current application will close on 26 September 2024.
