More than 1,500 hotels in development across Europe

Europe: At the end of Q4 2025, Lodging Econometrics’ Europe Hotel Construction Pipeline Trend Report found 1,717 projects with 252,600 rooms are in the development process.

The hotels are variously in early planning stages, have scheduled construction or are in active development. Of the 1,717, a record 588 are in early planning, 375 are within a year of breaking ground, and 754 are currently being constructed. 

The report also studied renovations and brand conversions, finding 90,066 rooms being repurposed or added to over 700 hotels.

Upscale projects are the most popular type of hotels to be developed, although its 367 in the construction pipeline only amount to 21 per cent of the total figure. Upper midscale was the second most popular, with 312 projects gathering an 18 per cent share. Record amounts of upper upscale and luxury developments are in the works — 307 and 174 respectively.

The UK leads Europe in hotel construction volume with 274, followed by Germany (147) and Turkey (146). The five top countries, also including France and Portugal, account for 47 per cent of projects and 43 per cent of rooms in the continent’s construction pipeline.

In London, 76 projects represent a quarter of the UK’s total. London also stands as the most popular city in Europe for hotel construction, followed by Istanbul (48) and Lisbon (39).

Lodging Econometrics identified 255 new hotels in Europe in 2025. That number is forecast to balloon to 315 in 2026 and rise again to 320 the year after that.
