UK: Business property adviser Christie & Co is marketing a luxury boutique hotel development opportunity with planning permission in the Lake District for offers in the region of £2.5 million. 

Located on the western shore of Lake Windermere in the Lake District, Pearsall House was originally built in 1973 and formerly served as the offices and laboratory for the Fresh Water Biological Association.

Now vacant, the current owner received planning permission to develop the site into a luxury boutique hotel. Plans include landscaping and the replacement of a flat roof with a new pitched, slate roof, aligning with the local architecture.

The owner is now looking to retire. They said: “Having worked tirelessly to gain planning permission for the project and started the first phase of the development, I am now wishing to retire, and I want to pass the opportunity on to a new owner who also shares the vision to complete the development and create a spectacular destination hotel in the most amazing location.
